Before a house or property goes on the market, I do extensive research on the community and surrounding area. I always put together a listing booklet that has a CMA (Competitive Market Analysis), estimate Net Sheet, and a document that provides the average process of selling your property and more.

How it works:

Photos, photos, and more photos! As my way to say “thank you” for allowing me to assist you in the process of selling your house, this cost comes out of my pocket, not yours. This can save you anywhere from $300-$600, a cost you would otherwise incur, but when you use me, it is included in my services, free of charge! I use a professional photography company called CREM (Charleston Real Estate Media) that handles all the photography and videography for your listing. This package can include drove videos / photos, and a type of 3D virtual tour called Matterport. Once I get a feel of the location, condition, and floor plan of the house, I can then determine which media I think works best to showcase it.

Because of Covid-19, photos, drone videos, and virtual tours are extremely important to showcase your property. I will do my best in making sure your house looks the best, so that it can sell for top dollar and fast!!

Flyers: Using these top-notched photos, I will create custom flyers for your listing, and will install a flyer box so that potential buyers can easily have literature in-hand with all of the essential information they need highlighting your property and allowing them to contact me to get started in their buying process.

Internet and social media are great avenues for marketing. After the house is on the market through the Multiple Listing Service (MLS), it will also be posted on all major websites such as Zillow, Trulia, and Realtor.com for added exposure.

Open Houses can be an excellent opportunity for marketing, though it is also and optional one. Some sellers do not want open houses, and that is completely fine. One of my goals throughout the process is making my clients feel comfortable throughout the process. So, if an open house is something you are interested in doing, I am happy to showcase their home in this way.
